In Utah, builders have an “implied warranty of workmanship and habitability” that exists for all new home constructions in Utah. This is typically your final chance to document and request repair for any defects or items that may need correction prior to your warranty expiring. We refer to this as a 12 Month Home Warranty Inspection

This is similar to a buyer home inspection, where you’ll receive a professional, certified home inspection complete with a written HTML report full with images and comments documenting any issues present.
We’ll provide you with a summary of defects and recommendations that your builder may be responsible to fix. This often includes items that are deemed to be safety hazards and require immediate attention such as electrical, HVAC or plumbing issues.
